Every room is fully air-conditioned, including the unique see-through tent on the master terrace — a truly one-of-a-kind feature. High-speed WiFi is available throughout the villa, with a spacious open-concept living and dining area ideal for gatherings.

The fully equipped kitchen and outdoor BBQ grill make this Chiang Mai luxury villa perfect for self-catering, home dining, or alfresco evening feasts.
Parking & Staff
Indoor garage for 2 cars and 1 motorbike. A gardener maintains the grounds. Cleaning is not included. Daily housekeeping can be arranged on request at 150 THB (approx. 4.50 USD) for 3 hours, payable directly to the independent housekeeper.

1. Reservation Confirmation & Deposit Requirement
A 50% deposit is required to confirm your reservation and must be paid within 24 hours of booking.
Accepted payment methods for deposit:
⦁ Credit/debit cards only (Visa, Mastercard, or other approved cards)
⦁ Bank transfer
2. Cancellation Policy
⦁ Full refund of your 50% deposit if you cancel within 24 hours of booking.
⦁ If you cancel after the 24-hour window, the 50% deposit is non-refundable.
⦁ No refunds will be granted for no-shows or early departures.
3. Balance Payment & Security Deposit
The remaining 50% balance and a THB 10,000 security deposit must be paid at check-in.

⦁ Credit cards are NOT accepted at check-in
The security deposit will be fully refunded after check-out, provided there is no damage to the property.
